# Are Residential Property Investments Collapsing | Suvi Schwab | Negotiator 156

## Summary

Rates went from zero to two and a half per cent faster than anyone could hedge against, and investment loans granted in July were about a third down on the year before. Suvi Schwab, who makes the Asuntoasiaa and Raha-asiaa programmes, explains from Singapore why she is not panicking, what an unhedged housing company loan actually means, and why buying opportunities are about to appear. The conversation covers three basic strategies, building collateral, leverage and its downside, and why a housing company loan is not the bomb it is usually made out to be. ## Speed, not level

Two and a half per cent is not a high rate by any historical standard. The damage came from how quickly it arrived: hedging is priced off expectations, and expectations had not moved, so the instruments that would have covered the move were not bought. That distinction decides who is actually in trouble.

## The housing company loan

Schwab's most useful corrective is about the taloyhtiölaina. It is a financing structure with known terms, not a concealed liability, and the habit of treating it as a hidden bomb leads buyers to misprice perfectly ordinary transactions in both directions.

## Where the opportunity comes from

New investment lending falling by roughly a third is not a separate observation from the coming buying opportunity — it is the mechanism. Fewer financed buyers means less competition for the same stock, for whoever can still finance.
